Repairing a deck in Madeira

Madeira (ZIP 45243) has a stock of decks put up across several decades, so a repair here regularly means fitting a piece of modern hardware to a member that was cut and installed long before that hardware existed. That combination has one requirement people are surprised by.

A structural connector is rated as a whole. The published capacity assumes every hole in it is filled with the specified fastener at the specified length, driven into sound timber with enough material around each one. Fill two thirds of the holes and you do not have two thirds of the capacity, you have a number nobody has tested. On new construction that is easy, because the member is fresh, full-sized and clear. On a repair it is the actual constraint: the old joist may be a shade under its nominal size, there may be existing fasteners exactly where new ones want to go, and the end may not have enough sound material left to take the pattern.

Which is why the connector is chosen after the member is looked at, not before. Sometimes that means a different bracket with a hole pattern the timber can take. Sometimes it means the member gets extended or reinforced first so there is something to fasten into. Occasionally it means the hardware is right and the timber is the thing that has to change. What it never means is filling what fits and leaving the rest, and if you ever see a connector on your deck with empty holes in it, that is worth asking somebody about.

A deck repair is diagnosis first. A bouncing floor might be an undersized joist. It might be a joist that has rotted where it sits on the beam. It might be a beam whose post has settled. Three different repairs at three different prices, and they look identical from on top of the deck.

Four things worth checking today, and none of them needs anything more than a flashlight and a screwdriver.

The floor gives underfoot between joists

Springiness means the joists are over-spanned, undersized, or losing section where they bear. It is always structural, it never improves on its own, and it is cheaper to sister a joist than to wait for the bearing to go.

A screwdriver sinks into a post or a joist end

Test the bottom six inches of every post and the last few inches of every joist where it meets the beam or the ledger. Soft wood there is rot, and rot in a post or a bearing point is load-bearing timber that is no longer bearing.

Stains or blistered siding above the ledger

A dark run, peeling paint or soft siding directly above where the deck meets the house means the ledger joint has been leaking into the wall, which is a repair to the house rather than to the deck.

A stair tread that flexes or a cracked stringer

Look at the notched stringers from the side. A crack running from the inside corner of a notch is a stringer with very little left, and stairs are where the falls happen.

Posts on patio blocks are what we find most

A precast pier block sitting on the ground is not a footing. It bears on topsoil, it is nowhere near frost depth, and it leaves the post standing in a puddle. Decks on them heave every winter and the posts rot from the bottom up.

The fix is a proper footing dug beside or under the post, the post cut back to sound timber, and a standoff base holding the end grain an inch clear of the concrete. It is about a day per post, and it turns ten years of remaining life into twenty-five.

Repair or replace, and how we decide

Once the repair estimate passes about a third of a replacement estimate and the deck is more than fifteen years old, replacing it is usually the better decision. Repairs address what has already failed, not what is about to.

The exception is a deck that is structurally sound but tired-looking, where the money goes further on a clean and a re-coat than on either. Working out which of the three you are in is most of what the first visit is for.

Is a permit needed for hardware work?

Madeira issues its own building permits. Replacing a failed connector like for like is repair and generally sits under the threshold; changing the way a load gets from one member to another is structure. The bracket you end up with is what decides which, so it is settled before the job is booked.

What if a hole lands on an old fastener?

Then the bracket moves, or the old fastener comes out, or a different bracket goes on. Driving a new fastener into an occupied hole gets you nothing at all, so it is never the answer.

Do the fasteners have to be the manufacturer's?

They have to be what the connector is rated with, which is a specific diameter and length and not simply a screw of similar size. It is the cheapest part of the assembly and the one that decides whether the rest of it means anything.

Can old timber be too far gone to take a connector?

At the very end of a member, sometimes. That is a reason to extend or renew the end, and it is exactly the sort of thing we would rather find at the survey than at the drill.

Is galvanized hardware compatible with old lumber?

It depends what the timber is. Pre-2004 lumber and post-2004 lumber ask different things of a coating, and on a repair you can easily have both in one frame, so the hardware gets specified for the member it is going on.
