Deck Repair in Melbourne, KY

Deck repair in Melbourne, where a floor fixed from below is opened from the side it was built from. Most decks that feel unsafe are not failing everywhere. They are failing at one of five places: a post base, a joist end, the ledger, a stair stringer, or a guard post. Four of those five can be repaired for a fraction of what replacement costs. The job is finding which one, which happens under the deck.

Repairing a deck in Melbourne

Melbourne (ZIP 41059) has the odd deck with a completely clean floor. There are no screw heads, no clips at the edges and nothing to see anywhere. On a few, the boards were screwed on from underneath, up through the framing. It is a handsome way to build, and it calls for a particular way to repair.

A repair on a floor like this keeps the clean top that somebody worked hard for. The damaged boards come out, sound boards replace them, and the surface still shows no fixings. You keep the deck, its look and its frame, and only the boards that needed it change.

Because every screw is below, no board can be lifted from above without breaking it. The work happens from underneath, overhead, with the screws in the top edge of the framing and the board pressing down on the driver. It is slow, and it needs room to work under the deck. On a low deck, that room is tight.

So we find this out when we first look, and it shapes the plan before the price. Where there is room below, we work from underneath, and the job simply takes longer. Where there is not, we cut the damaged board out from above and screw the new one down from the top, or we open access below. We show you how a top-screwed board will look before you choose.

What is included in deck repair in Melbourne

A deck repair is diagnosis first. A bouncing floor might be an undersized joist. It might be a joist that has rotted where it sits on the beam. It might be a beam whose post has settled. Three different repairs at three different prices, and they look identical from on top of the deck.

The five failure points are consistent enough to be worth naming. Post bases rot where they meet the ground or the concrete. Joist ends rot where they sit in a hanger that has been holding water. Ledgers pull or leak where they were nailed and never flashed. Stair stringers crack at the notch. Guard posts loosen where they were fastened through decking rather than to the frame. Which of the five you have is settled at the estimate, with photographs, before any price is put on it.

A diagnosis with photographs first

Structural fixes, not patches

Joists sistered, post bases cut back and re-set, guard posts re-fixed to the frame rather than through the decking into nothing.

Repair or replace, settled before we start

Patching a frame that has gone means paying for the same deck twice. You know which of the two you are looking at before any work is booked.

Signs a Melbourne deck needs repair

Four things worth checking today, and none of them needs anything more than a flashlight and a screwdriver.

The floor gives underfoot between joists

Springiness means the joists are over-spanned, undersized, or losing section where they bear. It is always structural, it never improves on its own, and it is cheaper to sister a joist than to wait for the bearing to go.

A screwdriver sinks into a post or a joist end

Test the bottom six inches of every post and the last few inches of every joist where it meets the beam or the ledger. Soft wood there is rot, and rot in a post or a bearing point is load-bearing timber that is no longer bearing.

Stains or blistered siding above the ledger

A dark run, peeling paint or soft siding directly above where the deck meets the house means the ledger joint has been leaking into the wall, which is a repair to the house rather than to the deck.

A stair tread that flexes or a cracked stringer

Look at the notched stringers from the side. A crack running from the inside corner of a notch is a stringer with very little left, and stairs are where the falls happen.

Worth knowing

Posts on patio blocks are what we find most

A precast pier block sitting on the ground is not a footing. It bears on topsoil, it is nowhere near frost depth, and it leaves the post standing in a puddle. Decks on them heave every winter and the posts rot from the bottom up.

The fix is a proper footing dug beside or under the post, the post cut back to sound timber, and a standoff base holding the end grain an inch clear of the concrete. It is about a day per post, and it turns ten years of remaining life into twenty-five.

Repair or replace, and how we decide

Once the repair estimate passes about a third of a replacement estimate and the deck is more than fifteen years old, replacing it is usually the better decision. Repairs address what has already failed, not what is about to.

The exception is a deck that is structurally sound but tired-looking, where the money goes further on a clean and a re-coat than on either. Working out which of the three you are in is most of what the first visit is for.

FAQ

Deck Repair in Melbourne questions

Does Melbourne need to review a board swap on a deck fixed from underneath?

No. A board swap needs nothing from anybody. Melbourne takes building work under Kentucky rules and the county inspects it, and a surface repair reaches neither.

How do we know our deck boards were fixed from below?

Look for a floor with no visible screws and no clip gaps along the board edges. Then look up from underneath. Screw heads on the framing, driven upward, confirm it.

Why would a builder fix deck boards from underneath?

For the floor. It is the cleanest surface you can lay in wood, with nothing breaking up the boards. Whoever built it made a careful choice.

Can one board on a clean-top deck be replaced from above?

Yes. We cut the damaged board out and screw the new one down from the top. That board will show screw heads where the rest do not, so we show you a sample first.

What if there is no room to work under our Melbourne deck?

Then the choice is a top-screwed board or opening access below, and we price both. You pick knowing how each will look.

Should the new boards be fixed from below as well?

Where there is room underneath, yes, and the floor stays consistent. Where there is not, we fix the new board from the top in the neatest pattern it allows.

We bring your vision to life

Most of our work starts as a sketch on a kitchen table. A door that opens onto a drop, a slope nobody wants to mow, a corner the sun ruins at four in the afternoon. We measure it, draw it, price it line by line, and build the deck you signed off on rather than the one that was easiest to frame.

Bulldog 6 step process

A deck that is still tight in fifteen years is not an accident of good lumber. It is the result of standards you can count on.

  1. Design & Layout

We measure up, then agree the size, the shape, the materials and where the steps go. You get a drawing and an itemized price before anything is ordered.

  2. Engineering & Permit

We draw the plans, get them stamped by an engineer where the county asks for it, submit them and pull the permit. Inspections are booked and the boards go on order.

  3. Demolition & Footings

The old deck leaves in a dumpster the same week. The utility locate goes in two working days before digging, the footings go below the frost line, and the holes are inspected before concrete.

  4. Framing & Flashing

We bolt the frame to the house and flash where the two meet, so rain runs off instead of into the wall. The county inspects it before any decking covers it.

  5. Decking & Railing

Boards go down with the right gaps, the railing is built to take a grown adult leaning on it, and every step is the same height. We sweep up daily.

  6. Inspection & Sign-Off

We walk the finished deck with you and fix your list before the final payment. That last pass is the Bulldog Finish, and the paperwork is yours to keep.

Decks we have built

The space beneath a raised deck, ceiled in white panels with fans hung off them, so the paver floor underneath stays usable in rain. An outdoor kitchen runs along the brick at the back, and a fire pit sits out past the columns.

Dry patio under a second-story deck

Warm string lights run the length of a striped canopy over the seating end of a deck, still readable after the sun has dropped behind the tree line. A sectional and a round table sit under them, with the black guard and the field beyond.

Materials

Decking materials we build with in Melbourne

Pressure-treated pine

The most affordable and most common choice, and it takes a stain beautifully every time we re-coat it.

Redwood and cedar

Naturally resistant to rot and insects, with a rich warm color and a softer feel underfoot.

Tropical hardwoods

Ipe, tigerwood and cumaru. Dense enough to shrug off dents, insects and rot for decades.

Capped composite

Recycled wood fiber and plastic wrapped in a protective polymer shell. No annual sealing.

Advanced PVC

Fully synthetic with no wood content. Light, highly moisture-resistant and cooler underfoot in sun.

Aluminum

Fireproof, rust-proof and bug-proof, and lasts a lifetime with almost no upkeep.
