Push a screwdriver into the bottom six inches of each post. If it sinks in easily the post is rotting from the ground up, and posts carry everything. This is the single most common condemning finding.

A guard should not move perceptibly. If the deck sways as a unit rather than the rail flexing on its own, the lateral bracing or the ledger connection is the problem, and that is a structural fix rather than a railing one.

Joist spacing and the top edges of the joists. A frame at 24 inches on center was framed for timber rather than composite, and joists that have sat under a leaking surface can have soft top edges. Both are fixable, and both are priced before you see a number rather than found afterwards.

Our rule of thumb: if more than about a third of the frame needs work, replacement is the better value, because new footings and a flashed ledger come with it. Under that line, a redeck gets you a deck that looks new for roughly a third of the cost.

What joist tape does

Butyl tape run along the top of every joist before the boards go down seals the screw holes, so water coming through the gaps cannot sit in a fastener hole and start rot in the one place the frame never dries out.

It costs very little while the boards are off, and it is the most effective thing available for extending the life of a frame under a new surface. On joists already fifteen years old we treat it as part of the job.

Is a permit needed if nothing is changing?

A rebuild is reviewed as a new deck even when it is the same deck, and the city is the office. The drawing is the old deck's dimensions carrying current details, and the footings are what a reviewer goes to first, because matching a footprint says nothing about what is under it.

Can it really go back the same size?

Almost always, yes. The footprint is yours and it is already there, and rebuilding to it is simpler than designing something new. Where a dimension has to shift it is usually an inch or two at the fascia, and we tell you before it is built.

What normally cannot stay the same?

The guard, most often. Height and infill spacing have both moved since these decks went up, so the rail is the one element that will look a little different even on an otherwise identical deck.

Is a faithful rebuild cheaper than a redesign?

Modestly, yes. There is no new footing layout to work out, no new stair position, and less drawing. The saving is real and it is not dramatic, because the deck itself is the same amount of building either way.

Can we change our minds on details along the way?

On surface color, rail infill and lighting, right up until the order goes in. On the footprint and the stair position, those are settled at the drawing, because they are what the permit and the footings are based on.

Will it look new or will it look like our old deck?

It will look new, because the timber is new and there is no way around that. What is preserved is the shape and the way it sits on the house, and that is what people actually recognize from the yard.
